Starting with an imprecise sketch

If you start with a sketch that's imprecise, you're most likely going to end up with an estimate that's imprecise. You want to create your sketch from the site itself. This ensures that your sketch will include details like odd corners. 

Failing to take an adequate amount of photos

Documenting your initial findings and continuing to document consistently is important. You should submit your findings immediately after you perform your inspections.
